You will need a title company, I believe.
You may transfer property using a quit claim deed and having this deed notarized by a licensed notary in the state in which the transfer is to take place. Once this new deed is signed it must then be recorded at the county court recorder’s office where the property is located.
The best way to accomplish this transfer is to call a local title company. You will find one listed in your local telephone book.
Call make an appointment with a title officer, inform this title officer what you are attempting to do.They will get all the correct signatures on the correct deeds. Once the deeds are signed, they will then make sure the deeds are properly recorded at the county recorder’s office.
Going through a title company would prevent possible legal problem in the future.

I’m going through this as we speak. I am a Realtor and no, a real estate agent CANNOT process a property deed for any reason. In my last closing, I spoke with the escrow officer asking this very question in behalf of my buyer who will in the near future need to do just this very thing. Her advice was to pay an attorney $100 to accomplish a name change to a deed. To have them, the title company do it, they will charge their normal escrow fee (about $300).
I do not know what state you are in, but a Quitclaim Deed is not be recognized/valid in all states; my state, Texas, is one of them. Hence, a real estate attorney is your BEST source since they know what will and will not work for your state.
Who can transfer….? If you mean who can prepare the deed, it’s one of three people; the owner, an attorney and a title insurance agent as part of a closing. Deed forms are available at most office supply stores and it’s a matter of filling in the blanks. An owner prepared deed is the least expensive, but no matter who prepares it there will be transfer fees payable at the time of recording.
